    Based upon the REAL statistics, as in original listing date to close, not most recent listing date to close. Stats show days on market average around 180 days but the number is more than double THAT if the real original listing date had to be used.
    The way the MLS systems are abused, there are no real stats out there to be had. Too many “New” listings that are “new” two, three, and five times, during an attempt to sell under the same owner.

    I’ve been pointing that out for several years and that’s why I dig up the original asking price when reporting on sales. The 96% sale to (last) asking price ratio that our local board has been foisting on gullible people has always been a joke – now it verges on fraud.
