After describing the price increase on this spec house as a “curious” strategy, I received a rather peeved email from its builder, informing me that he had lowered, not raised his price. That may have been his intention but I just checked again on the MLS and it, at least, shows a drop from $7.950 million to $7.500 million on May 9, 2009, and an increase to $7.550 million last week. I think the builder’s beef is with his agent or the Greenwich MLS, not me, as I can only report what the latter says. But I guess, errors aside, I still have a question: what does the builder think a six/tenths of one per cent price reduction will accomplish?

    What I find ‘curious’ is the design of this home. And I use the word ‘design’ loosely. Phew. Way too busy a look for my tastes. So price increase or reduction, it would be a drive-by for me.

    The two-storey ‘bump-outs’ in the front…those are for what?

    My Hubby the Hunter might like them for duck blinds. My Midwest roots say they look remarkably like grain shafts. Or how about a platform for acting out Rapunzel? Grim(m) indeed, this house.

    The builder’s beef should be with himself, no one else.

    have to say… Buildercroft started off ok as we’ve seen many times builders come to a street that has untouched older, smaller homes and they develop them. A few houses are nice but this one totally is an eyesore and the one that sold down the street from a builder is even worse. I won’t even go down that street when I need a cut through…. nasty

    Maybe he had to tack the $50,000 back on to cover the cost of that lavish landscaping … meatballus verdes is a very expensive shrub, y’know.

    This is the ugliest 7,300 sq ft spec home I’ve seen. The building lot is worth maybe $2.5mm and you could build a nicer house for $1.5mm. So $4mm buys you a nicer home. This builder will be lucky to get that.

    I think it’s right, OG – price was $7,550,000, he cut it (he says he cut it) $50,000. 7.550 million X 5.6% = $422,800, no?

    I hope aspiring architects/builders take a long walk along Beechcroft and use it as a case study of what NOT to build….a few classy homes but, unfortunately, too many examples of what happens when hubris+horrible architecture+overfunded spec builders collide. Personally, I think this house looks horrible and will probably be a tear down in 20 years. Like Kidding said above, when you drive down this street you find yourself shaking your head in dismay.
