This was reported under contract in March but didn’t sell until yesterday, when we learned its price: $2.850, down quite a bit from its ask of $3.650 but still respectable, I think. Assessed value (70%) is $2.068 so this street, at least, is keeping ahead of that measure. Built in 2003, about a 1/2 acre of land off Indian Head.

I think it curious to keep the listing at $3.6M+ and not reduce it to the public and brokers at large but quietly negotiate at a much much lower number.
I would have thought it better to reduce the asking several times to generate the most interest….. anyway, what do I know?
Well it went to contract in 66 days so we agents hd plenty of time to toss a low number their way and obviously, one did. Nothing wrong with that.

No anon, I think that’s way too low, even in this market. Good dead end street close to the northern (Riverside Ave) terminus of Indian so walk to train and school if you want to , nice house, pretty new, I think the buyer did well – he may not have gotten a steal, but he got a house at good value. But next year?

Yes it did, back in May, I thik, for $2.025 million or thereabouts (maybe $2.250, my memory’s dim).
