This is a charmer, sort of, across from the water company’s filter plant on Valley Road. It sold (foreign broker, foreign buyer) for $734.000 in 2006, from an assessed value of $561,300. The buyers put it back up for sale in the spring of this year for $639,900, which seemed like a reasonable recognition of market conditions but to no avail. Today it’s listed as a relocation company house (so the home owner dodged this bullet) and asking $545,000. And the beat goes on.

    When purchased by the fixer-upper to add that addition on the side, it was a solid value at $ 70,000. (You could check the deed.)

    Did the neighborhood appreciate? Or did his dollar become a dime?

    I love the big American flag laid out on the roof – or is it painted on? – to the delight of birds, helicopters and people checking out the bird’s-eye-view on Bing Maps.

    So surprised this house would ever reach those heights. It is built into the bottom of a steep hill at the apex of a big bend in the road so you can enjoy endless sweeping carlights all night long. If you ever dare open your shades then all you would see is the charming water plant. This is not good real estate at almost any price. Maybe a low basis could justify it as a rental property. Maybe.

    This is a re-list – It was listed for 90 days with Raveis – I went to the open house because I couldn’t imagine why it wouldn’t sell at that price. It’s really set up as a duplex – though it can’t be a duplex due to zoning. The first floor is a small bedroom – with a kitchen (minus the oven) and a bathroom. Up the spiral staircase(welcome to the 70s) you get to the main level – tiny family room/dining area – and a small room off the kitchen masquerading as a bedroom – but no closet. The piece de resistance – a master bedroom with shag green carpet – and no bedroom door. In place a a door – their are swinging brown wooden half doors – like you would see going into the kitchen area of a restaurant. So if you have the main level – you have a large master – which people have to come into to get to the full bath – which also has the W/D stuffed in. And let’s not even get into paying taxes on the huge lot, the majority of which is apparently a parking lot for the neighbors who share your driveway. I’m amazed that it didn’t sell at $545k with one broker – and they list it for the same price. Do these dum dums really think its the broker? Come on.

    oh, it’s been on for a long time, but now it’s in the name of the relocation company. When it sells, the transferred owner gets paid, the relo takes its lumps.
