This Conyer’s Farm house was first listed in 2008 for $12.5 million so today’s drop to $8.25 represents a “saving” of $4.2 million. That’s enough to buy Walt’s place in Mustique, if you’re interested. On the other hand, assessment is just $5.676 so maybe you’ll want to wait and add Walt’s Round Hill cottage to your portfolio too. Nice guest house, perhaps.
Going in a contrary direction, Barry Sternlicht, the Starwood guy who knows more about real estate than most of us, has raised the price of his house at 121 Old Mill $500,000 to $5.950. This 1937 wreck classic hasn’t sold since being listed at $8.250 almost two years ago and I’m not sure creeping closer to the original price will help, but I don’t run Starwood; he does, so I bow to his judgment.
And so too does the would-be seller of 25 Owenoke Drive Way in Riverside, who started at $4.050 in 2005, dropped down to $2.795 by April of this year and raised it yesterday to $2.895. I’m not quite sure of his thought process here but I did see him raking leaves on his front lawn yesterday wearing a tee shirt reading, “I’m with stupid”.
UPDATE: Darn it, now Owenoke’s dropped to $2.695. Make up your mind, would you? (Listing broker George Crossman has telephoned to whine that it was the Board’s error, not his – exactly what you’d expect from a Board that insists all communications be made by fuzzy fax instead of over the Internet – I suspected that, actually, but as I explained to George, the Owenoke story flowed so naturally from the Sternlicht price change that I just couldn’t resist.)

C’mon Chris. You’re from Riverside. Its Owenoke Way, not Owenoke Drive.

i have been looking at homes in greenwich for over a year. this weekend, i finally found one that i loved, 727 lake avenue. however, doing a quick search on your website revealed that this property has been on and off the market for over 4 years at various prices, which scares me away from placing an offer. the location is beyond compare and while the style of the home is polarizing, i happen to love it. the only drawback seems to be a kitchen that needs updating and the electric baseboard heat. can you provide some information as to why has this home been on the market for so long?

JB – I haven’t seen the place since the late Sally O’brien had it listed in 2005, but I don’t recall anything objectionable about it except, perhaps the price (it went as high as $3 million before dropping down to where it is today, which is close to its assessment). I like its style, and we have lots of federals in Greenwich that sell all the time, so again, I think there’s nothing wrong with this place except the original price.
Which is what happens all the time with over-priced homes. They don’t sell, the price eventually drops and buyers still shun it because “there must be something wrong with it”.
If the place meets your needs and taste, and clearly it does, go for it.
jb – Just make sure you get your snow-plower guy to agree to shovel and de-ice all those steps leading up to the front door as part of your deal with him.
how come nothing new… I mean NOTHING.. about the Noels…?? where are they all living, eating, playing and partying… they MUST be somewhere spending their hard earned money… and will they really ever sell RH? doubtful..

Thank you for reminding everyone about this great estate at 121 Old Mill. Actually, it did nearly sell,twice, through no fault of anyones. In doing a search there are only 8 properties in Greenwich w/a cottage, apartment, tennis court, pool & over 5 acres. At this low price, with 3 grandfathered kitchens, a fabulous guest house (if it were alone would be worth 1,000,000 and a 2 br garage apt & greenhouse, off Round hill Road, there is nothing like it on the market. Many agents today agreed with me. So, Chris, thank you so much because as u know, I know. xxx
