The Board of Realtors is closed again today – we should never have let the staff join the UAW – so I’m spending the morning prowling through listings for buyers. I’m not vouching for this Cat Rock property but I see that it sold for $2.065 in 2004, is asking for $2.195 today, but – get this – sold for $1.950 in 2000. Interesting that the owner was able to buy it in ’04 for essentially what the seller paid for it four years before.
Did the 2000 buyer overpay? I’d say so, if he gained nothing in four years of boom time, but perhaps his difficulty selling this place should serve as a cautionary tale today. Still, getting a house at 2000 prices seems like a pretty good deal, and the assessment is $1.7 million so this is in the ballpark.
Your call. It’s on five acres, mostly woods, and not so far up Cat Rock that going back to the store for that forgotten container of milk is an expedition, rather than a nuisance.

You forgot to mention a few other features of this gem, let me give you my sales pitch.
A sheer stone cliff in the “back yard”. This lot was carved out of pure granite, I don’t think the guys that made Mt Rushmore had to blast as much stone.
An open pit mine in the front yard that was supposed to be a pond but never had enough water supplied to it, unless it rains in which case it over flows its banks. But in the summer it makes a lovely mosquito farm. Hey speaking of farms:
A tear down ranch next door.
A farm with livestock, goats, sheep, chickens, etc directly across the street.
No front yard (see open pit mine above).
This house is a classic example of what happens when a builder with too much time on his hands and no decent lot to build on, decides to carve up a nice wooded wetland and build a Mcmansion. This place should be torn down and donated to the Greenwich Land Trust.
The board is actually open today…!!

Where’s the ugly part? I’ve seen the house – 4 bedrooms, good layout, good condition, recently painted. Nice if you like a big, modern house. Where else on Cat Rock do you get this much house for the money?
