A little real estate action, finally

44 Grahmpton, purchased for $5.125 in 2006, listed again at $6.995 in ’07 (with a lot of improvements) and finally dropped to $4.995 this past July, has a contract.

181 Milbank West, a condo that failed to sell at $3.150 back in ’05 and ’06, sold for $2.135.

42 Lockwood Avenue in Old Greenwich listed at $2.495, sold for $1.9.

20 Heronvue, a spec house, has rented for $12,000 per month. I’m not sure that’s going to help its builder all that much.

19 Willow, another spec house but this one in Riverside, priced at $3.695, is reported as “pending” which means, sort of a contract but with one or more contingencies unmet.

    Heronvue owner has a Libor based mortgage at a very low spread. Current mortgage is at something like 3.00% As long as Libor doesn’t increase dramatically, he will be able to stay current. Don’t know if that is going to help him a year from now.

    I did warn readers two weeks ago that the market was going dormant and that, while I would report what real estate news there was, they might want to just come back after New Years when, presumably, the mix of real estate to everything else should return to 80/20 or so.     It is interesting to hear that there are pending listings. A friend of mine heard a rumor that 614 Riversville road has a buyer who is willing to pay around 1.9 million cash and no inspection. What is more surprising about this is that the seller wants to deal with the removal of the underground oil tank under her own terms: ESCROW!! That was a week ago but as fas as I am aware, it is not pending yet!

  5. The price for 44 Grahampton has blown my socks off, speaking of airport security. I know too much to comment further on it.

    My return ticket from Florida is in two weeks, so I’ll take your invitation in a literal way. I flew to Florida with my mother, age 94 and in a wheel chair, trying to board a plane at Westchester with her expired Florida driver’s license.

    The airport strip-seach TSA put her through was almost embarrassing, and I called her in to the TSA director there 10 days ahead of time to clear her.

    It seems the terrorists have won, now that our underpants are no longer private.

    Cobra, the coffee shop shindig was another elaborate hoax by CF to ‘out’ myself. My guess is that since I didn’t fall for it, its been cancelled.

    On the other hand, I suppose it would be fun to meet all 7 fountain uncles…Anthony, Henry, Uncle Leo, etc, etc.
