A reader asked whether the humongous house at 8 Alpine is a spec project. Indeed it is and it’s actually listed on our MLS, for $12.750 million. That’s for around 11,000 sq. feet, 3000 of which is probably underground, and two acres. The builder, a guy named Schecter from Ridgefield, paid full price: $2.995 for the land in November, 2007, which may not have been the best of timing.
Not to be picky, but I find it cheesy to see “approved pool site” on listings at this price range. Even if I didn’t want a pool, I’d expect one. I’m sure there’s plenty of negotiating room to include one, but it’s irritating.

Re the cheesy “approved pool site:” I passed by the property a few times after the original building was demolished, and the house behind it on Dewart looked like it was looming too closely over this place (to my taste, anyway).
I’m sure he’ll use landscaping and other means to lessen that impression, but perhaps the builder felt that putting in a pool would have drawn unwanted attention to this privacy issue.
Paying $12 million for no pool is stoopid.
pretty amazing that these projects are still being built – but on the other hand fits with my notion that the market is not as bad as people are working it out to be. Can’t wait to see what a$$hole buys this one.
One thing to consider regarding the state of the market is how spoiled everyone in the business and homeowners became with the roaring market of the 1994-2007 period. The prices I see now seem reasonable and are definitely attracting interest if priced 20% or more below the peak.
