This tiny (1,100 sq.ft.) Glenville cape was listed in January for $525,000 and sold immediately in a bidding war. Closed yesterday for $551,000. Which I guess reveals the floor for housing in a nice neighborhood in Greenwich.

On the other hand, this seller may be too optimisstic, listing her house today for $1.895, a couple of hundred thousand more than she paid for it in 2006. Recent sales on both Hearthstone and, say Weston Hill, suggest that the market’s not ready for this price, yet.

    if 500 bucks a foot in a ‘C’ neighborhood hard against the Merritt is the floor, people better start thinking about snapping up the ‘A’ stuff that is out there at 700.

    Ya wanna house in Greenwich, you pay the price. The house comes with pretty-good schools, nice beaches, a fabulous library, low crime, and low taxes.

    I suspect, as Chris alludes, this may speak more to land value and a basic, bottomline, entry point to Greenwich; and so, not be readily applicable, or insightful, for bigger “A” type properties.

    How about the new listing on 39 Hunting Ridge? 4 acres with tennis, pool, large shallow pond in desperate need to be dredged, wetlands, stable with no room for paddock, Merritt’s noise, and gas transmission line cutting through the property.

    oh I forget…and a split level teardown.

    I think that’s been on for a year or so – they just relisted it to look fresh. Other than the price and that gas transmission line, it’s okay land.
