A week ago Thursday I wrote about a new listing at 42 Winthrop Drive in Riverside. Nancy Healy, of Shore & Country had priced it at $2.525 million which I thought, and said, was an excellent price. Today it is reported as “pending”, which means it has an accepted offer and will soon be under full contract. Seven days. The trick? It is in exceptional condition, located on a great street and was priced fairly – not fire sale low, just fairly for today’s market.
It also helps that houses in Riverside and Old Greenwich are still very much in demand and there are very few houses in this price range. If yours is one, and it hasn’t sold, then you aren’t in the same class as this one and should lower your price immediately. You too can then, perhaps, sell your house in a week or, if you prefer, you can cling to your own estimate of value and see what next year brings. Your choice.

A few questions:
How do you fit this all on 2 acres?
A 3,000 bottle wine cellar doesn’t seem all that big to me. Is it?
If you spend $68 million for a house in NJ, does the refinery smell go away?
How many pizza pies do you need to sell to build this place? Want to open up a pizza joint on the Avenue?
Does this mean Alpine has replaced Greenwich as the asshole capital of the world? If so, what do we do? Or are they really just like Cos Cob, and pretending to be just like us?
I know you like this real estate dirt stuff, so I figured I would toss you a bone. Me, I prefer the Coleman Cooler stuff. And it’s been a year now since we planted MJ. Now that was a story.

I don’t “get” the entire Cos Cob inferiority thing. I grew up in Riverside and yes I love it . Lots of water, nice neighborhoods. But Cos Cob has lots of woods and an actual “downtown”. Riverside doesn’t have a downtown, just OG. The backhoe in every yard thing has been way over done. If I ever need to bail out of Riverside because of high cost I would turn to Cos Cob in a NY minute.
