I’ve been dawdling this morning, reading a new biography of George Washington, but just clicked on the open house list to see what I should see. Turns out, nothing. Are we in the private school vacation week, or have sellers given up? Beats me, but I’m astonished that there is so little going on in the way of new listings.

Rainy days are perfect for dawdling and reading but for those times later today when you are doing neither, here are a few suggestions:
1. Go to Starbucks today, tomorrow, or Saturday and get a free cake pop
2. Don’t worry that the stock market is tanking. Think long term.
3. Buy a Mega Millions ticket for the 03/11 drawing
4. Buy the iPad2
5. Check your christopher.fountain@gmail.com account
6. Look for an epistle sent from EOS, dated yesterday at 3:16pm
7. Go to see movie The Adjustment Bureau in Port Chester. Good.
8. Stop in at Costco while in Port Chester and buy the Eurow Sideless 100% Australian Sheepskin Car Seat Covers since I didn’t bring you anything back from my vacation. What a gyp, eh?
9. Apply for the job to be Charlie Sheen’s intern. Winning!
10. Repeat items 5 and 6 as needed.
Private school vacation is next week.

It’s the flood warning that discouraged a lot of open houses.
Next 2 weeks is private school vacation. On a walk this morning, saw people behind the sound beach fire dept. bagging sand in preparation for the rain. That robo call from Tesei yesterday was a little nerve racking.
Private school Spirng Break starts tomorrow.
Also, if the lack of open houses reflects a lack of new listings, is that bullish in that less inventory is coming to market?
Ah, but much as it pains them to admit it, they know I have buyers, so they let me in. The only asshole I know of who specifically denied me permission to enter his house was Franklin Bloomer, Mr. FAR Czar. At that, I could have worked around it, but the chump over-prcied his house to begin with, so why bother?
Private school vacation should only impact the $4mm+ listings. What about the average peasant looking in the $2-3mm range?
Same in New Canaan, Chris. One new house on the list today. Hard to figure.

I think when people see what crap $1.5 M buys in this town they simply head elsewhere. No demand creates no supply.
No one want to show a house with a basement full of rain water.
We were told by our broker back in December that a ton of supply in Riverside and OG were coming on the market in the Spring. So far….nothing. But to be fair, if I were a seller I’d wait to show my house when there was a green lawn and leafy trees fleshing out the property too!
