    I saw that place, probably worth $1.9 at most and pretty sure the owner would have taken it given that he paid around $2. What do people think when placing a bid? Is there any relatively fair priced listing in Riverside?

    Implied market value based on 2010 assessment: $1.62

    Riverside may be hot, and the tax man may have been too kind to Riverside and Old Greenwich, but I think the seller is going to *love* getting out at that $2.1 price.

    Speaking of Riverside, I looked at a property today at 115 Lockwood. 3 acres (of which maybe 0.625 are dry- excluding the pool)- very nice- listed just under $3mm…any thoughts home gamers? It’s a touch of mid-country, with seasonal views of the I-95 off ramp and some rattle and humm….

    I disagree with the fact that you can not define a fair value for housing. Any active has a “fundamental value” and I don’t see why housing should be treated differently. If you work as a realtor, you should be able to determine what that price is, then any agent can place their own value and that’s when different opinions and circumstances will drive the final price.
    Good luck if you buy 115 Lockwood, heard the house had tons of issues in the past and why you would pay almost $3m for a house where the structure is questionable, you are looking for trouble…

    Out Looking In: We used to live almost next door to 115 Lockwood when we first came to town in the early 70s. Appealing property visually, but I have always heard that the house has had problems with flooding and RATS! Might want to check that out.

    How about the place around the corner on Riverside Ave that just sold for $5 million? transaction in last weeks paper. $5m for 0.5 acres. granted it was brand new house w/ 3 car heated garage and pool. Riverside is the place to be.
