New price for condos?

A condominium at 34 Bruce Park Avenue (no picture yet) has just been listed at $4.695 million. I haven’t seen it but, while I’m sure it’s marvelous, that’s not an address that screams four-and-a-half million to me. Perhaps I’m deaf.

    didn’t they already try this with the Oneida? although now it looks like only one unit remains on the market, that project did not scream high returns to me

  2. I don’t believe any of the Oneida condos sold and, to my taste, that was a better location.

    I wondered about the pricing! 4.695?!?!?! The rumor as it was going up was 3. But that was per unit. Is it going on as two units or did they join them into one?

    I heard the inside is gorgeous . . . including some kind of fancy, custom glass staircase. But this is the thing going up the steep hill from Greenwich Avenue, carved out of a stone cliff, smack dang next to the train tracks (and you thought the Ridge Street constructions would be noisy!).

    And how do you mess up landscaping? Unfortunately (or fortunately) the tree out front has already bloomed for the year. The blooms are a gaudy purple color that manages to clash with the brick . . . plus they planted red tulips that bloom at the same time and clash with both the brick and the purple tree.

    When this started, I thought anything would look better than the empty lot that had been there since I was little. Well, maybe the empty lot was not so bad after all.

    And I thought the crazy train for Greenwich proper ultra lux condos had a last boarding call in 2009.

    You should check out the web site: turns out downtown Greenwich redefined means Greenwich is actually on Ellis Island! I need to dun learned me some real estate frum dez guzs, cause they have really figured out the location location location better than I did.

    Is this the ugly, modern looking structure along the rail line across from the Honda dealership, where Milbank/Mason meets Railroad Ave. Horrible looking place, they spent a s*!# load of $$ blasting rock, and it’s been under construction for too many months. Can’t we get some architectural review process by Town Hall?

    Ha Ha Ha!!!!! Spend 4.695M for a condo abutting the railroad tracks and all your neighbors are on section 8. Only in Greenwich!!
