Nice Day Sales

Instead of sitting in my underwear drinking beer and watching college football teams I could care less about (Wisconsin-Nebraska?), I experienced something so rare I forgot that it could occur which was calls by clients to see properties. Five showings on listings, three buyers, continued into today. I just asked a year-long buyer, a tourist of sorts, why today. His answer: “its a beautiful day”. I watched a far more experienced land peddler turn it to his advantage yesterday, impressive the way he wove the good feeling of the great weather into a sales pitch. Lets see if it matters, or whether it’s just something more interesting than the previously referenced football attire

    I just found out that a really nice house on our street (2 Stanwich Lane) has recently come on the market – when I drove by this morning there was an agent (I presume) in the yard on her cellphone. I would be curious as to what you think of it – a slightly ambitious price in my opinion (2.5 million)but beautifully redone about ten years ago and a great location (if I do say so myself). Maybe EOS would like it?

    I have been noticing what seems to me to be an unfortunate trend of capitalizing the common noun “realtor” as though it were a proper noun. Does this mean we shall soon be having Lawyers, Ministers, Priests, Bankers, Writers, Beachbums, Thieves, Merchants, Whores, Politicians, and the like?

    Just askin’, is all.

  5. I like it, and considering its already been reduced 10% in the first 2 weeks, I sense this is a real seller. House needs work in my opinion, the yard is nice, I suspect the impact of Stanwich Road may have something to do with the price. I would recommend it at $1.95MM to my clients, assuming $200k in work. At that, pretty new house for about $500 a foot close to things on a street that kids could ride their bikes. That combination is well in demand these days

    Bill Clark, I believe Realtor is a proper noun referring to someone who is a member of the National Association of Realtors. See http://en.wikipedia.org/wiki/Real_estate_broker. The generic terms are “real estate agent,” “broker,” etc.

    Too bad you don’t enjoy college football. Lot’s of exciting games each week, upredictable outcomes and school spirit. You should have watched the Northwetern – Illinois game. Even if you didn’t know the teams, the game had it all. NU’s star quarterback back in action after tearing achilies tendon, goes 10/14 and 4 TD’s…game goes down to the wire and Illinois wins by 3 pts with 13 seconds left.
