Beware when there's no picture of the front of a house

18 Chimney Corner is a 3 – bedroom contemporary with some of the best views in town, but it’s been plagued with bad pricing since it was first listed in 2005 (!) at $18.5 million. Today it’s down to $10.750 but after seven years on the market, most buyers will figure that there must be something wrong with it.

Three bedrooms seem insufficient for $18.5 million and may still be a little light for almost $11.

    Plenty of views of the front and interior at this old listing at $14.5M. The video still works and *yikes* wait ’til you get to the master bedroom…I suggest putting sunglasses on before viewing.

    The owner says he spent $5 million building it, but I doubt many buyers would value the building at that price, unless FF ropes in a rich Chinese. Chris, what is the dirt worth?

  3. At least $5, I should think, but I’d have to see that waterfront again. I’m assuming it’s great but I haven’t seen this place since 2005. If it isn’t, deduct accordingly. We’re not in Mead Point here.

    The moment in high priced real estate when the potential buyer (and/or the market at large) either yawns or laughs at the figures the seller claims to have spent to build the house is the moment the seller finally realizes that the figure is totally irrelevant and they probably severely overpaid their architect and GC.

    Elvis must surely be alive and masquerading as a crank-adled interior decorator. Also, you’d think someone would have set the digital clock on the oven shown in the video. Nothing like a blinking “12:00″ to telegraph “high tech.”
