Not quite yet. 312 Sound Beach Avenue is reported sold at $1.330 million, 6.5 % more than its 2002 price of $1.220 million. Not the same appreciation that existed back in 2000-2002, when this same house was purchased for $895,000 in 2000 and resold, untouched, for 35% more.
And from the miscellaneous price cuts file, I see that 78 Mayo Avenue in Belle Haven has cut its once again and now wants $7.975 million, $775,000 lower than its previous price of $8.75 set in September of 2011 and $1.4 million less than its 2010 price of $9.375. No comment.

I recall a house back in the late 90s or early 2000s, I believe it was, that a house in OG on West End Ave. Sold for $400 and something thousand, and two weeks later was resold for $600 thousand and something — exactly $200 thousand more. A tidy profit: $200 thousand in two weeks for filling out paperwork.

@Chris, at what price do you think Mayo will sell? From looking at Bing maps, that looks like the smallest 1ac. lot I’ve ever seen. Do you know who owns the two empty lots behind it? To be fair, it appears the lot fronting Walsh Ave has what appears to be an abandoned tennis court and may be attached to the back house next door .
Because I can’t figure out the Belle Haven premium – I seem to underestimate it, usually, I won’t hazard a guess on this one’s ultimate selling price. We know that the owner overestimated its value by at least $1.4 million, though.
