Sale price reported, another price cut and an accepted offer

Nothing of note on open houses today so I’m off to attend to other matters, but here’s what little Greenwich real estate news there is, so far.

 

32 Carriglea

32 Carriglea in Riverside sold for $4 million. I wish this hadn’t started at $4.9 million in 2011 because I had a buyer for it at $4 million back then, but the owners were pretty adamant about their price – until they weren’t. Nice house, good location, a very nice one-acre yard.

26 Broad

Over in Belle Haven (or close to it – I always have trouble determining the actual boundaries there, but somewhere between the sewer plant and the guard house) 26 Broad  has slashed its price from $7.950 million to $7.750, so watch for buyers to flood this one with offers now that they can finally afford it. It did start with another broker in 2010 at $9.250 million but that’s irrelevant, since the market’s response clearly said that it wasn’t worth that much. For that matter, I was surprised when this sold in 2007 for $6.450.

In Cos Cob, 31 Dartmouth Road, asking $1.7 million has an accepted offer after 83 days on market. After paying off the mortgage placed on this property in 2007 it would seem that the seller will have to show up with cash at the closing table but cutting one’s losses is often a wise, solid strategy.

    I’ll take the white house with the widow’s walk that is the view for 26 Broad! Niiiiiicccccce. As for 26 Broad itself, not liking its exterior. I guessed the year it was built before looking at the listing and got it, spot-on, 1969.

    Wondering if you would care to comment on 112 Indian Head Road in light of 32 Carriglea’s sale price?

    I saw 5 Cathlow sold at 4 million last year. Town’s valuations are very close a little over 2.6 million for these properties. 2.8 million for 112 IH. After that, it all depends on the property itself and a buyer.

    I am trying to figure out lesbians. Seems like a good use of my time, right? I can understand why a woman finds a vagina attractive. Who doesn’t? They are a thing of beauty, especially the baldies. I could spend all day looking at vaginas. In fact I do!!

    But why do women, who like other woman, want a woman who looks like a man? IT MAKES NO FRIGGING SENSE!! Here is a perfect example:

    That woman is a man. I don’t get it. Why wouldn’t they want a hot chick? They want a guy, but without the stick shift? It is like buying a car with no wheels. Gay guys go after handsome men, like Rock Hudson. Or Cary Grant. Or LBJ. That I can at least comprehend. Intuitively it makes sense. They don’t date men who look like Golda Maier.

    What am I missing here? We may have to investigate this further. Where do the Greenwich lesbians hang out? Whole Foods? The YMCA? Gold’s Gym? Lezbo yoga orgies at Tod’s Point? I WISH!!

    It seems like the present owners at 26 Broad did a considerable amount of work redoing the inside; I remember seeing the listings a few years back, very old-guard interior and pretty dark. I believe the family of a former Xerox Chairman/CEO were the sellers back then. Not a bad house, good land, good area. Not worth over 7 mill. though. Bill Clark did a humorous blogpost about the estate sale that took place there back before the last sale in ’07.
