I looked at this. The builders were hovering at 1.9-2.0. End-user can afford to pay more but at anywhere close to 2M this is a great buy.
It’s a great buy. The seller got a bit less than he’d hoped for and the buyer paid a bit more than he’d hoped, and that’s usually the sign of a good result for both parties.
