272 Riverside Avenue (April contract) sold for $3.7 million, asked $3.850. A client/builder of mine sold two similar houses at 288 and 290 Riverside Avenue in 2008 for $3.8 and $3.850, respectively. In 2010 #290 was sold by Nokia, who clearly just wanted to get rid of it given Nokia’s business difficulties, for $2.850. These sellers also paid $3.850 in 2008 so they lost a bit of money at $3.7, but of 2010′s sales price was any indication of market value then, those prices have obviously come back almost all the way.
Down in Lucas Point in Old Greenwich 203 Shore Road, asking (after reduction) $2.950 has an accepted offer. One half acre is all the land left around this 1904 house but still nice and Lucas Point is, to my mind, one of the best Old Greenwich neighborhoods. Someone is going to be very happy here.

So leave Greenwich and get thee to Newport; the races start tomorrow. Fabulous ocean breezes today and also for tomorrow. Should be awesome.

Is 272 Riverside Avenue built on part of the former Swan property?
Yeah, that was Jim’s house, divided in half, unfortunately, just as 288-290 was the Common’s.
So much a better deal than the Riverside Ave house that has only 1/3 acre compared to 1/2 acre (flat) and a vey nice house in the beach house style — some of my favorite beach houses are at Moody Beach ME, great place to stay.
EOS, I haven’t been to Newport in eons, but since they built the bridge — I’m going to guess the ferry is gone — probably a little less fun. The Preservation Society of Newport mansions — the Breakers, the Elms, Marble House, Belcourt Castle, and many more are well worth the trip.
AJ: There’s still the Jamestown-Newport ferry; also a ferry from Newport to Providence! We try and stay OUT of Newport in the summer (except for something as special as the races) – it’s way too much of a zoo. But you are right about all the fabulous “cottages” – Newport Preservation Society does a great job. You should make another trip, but do so after Labor Day. October is the best.

I watched parts of the AC races in San Diego earlier this year and the feed is wonderful! There’s just enough commentary to keep you informed without being that annoying sort of crap the MSM likes to use.

The guy who once owned it came home drunk from a party at the RYC one night, stuck a pellet rifle through the wire bars of his kid’s hamster’s cage and shot the poor thing.
I don’t know whether that makes this house eligible for the “psychologically impacted” category but, back in the early 60′s, it sure impacted my friend, whose hamster it was.
