It’s not worth naming names here because her actions certainly don’t change my opinion of her, but last Friday I tried to make n appointment to show a property listed on the MLS and was informed that the tenant in the unit refused to let it be shown. Today it’s reported as having an accepted offer. Either the tenant had a change of heart Sunday or there was an offer pending on Friday but the agent, not wanting to disclose that, chose instead to blame a third-party tenant for the property’s inaccessibility. Defame an innocent party to preserve secrecy? That’s not nice.
Former President of the GAR and almost certainly, were I to bother to check, recipient at some point of the “GAR Realtor of the Year” award.
Figures.
What would be the reason she wouldn’t want to say there is a deal pending? That has to happen with frequency – a deal, no more showings. Was it she didn’t want YOU to show the house?
Anything’s possible, though she’d be violating the rules of her organization if she were doing the latter. Not revealing an accepted offer is common, though annoying – in fact, were this person out to get me, it’s more likely that she wouldn’t disclose the pending offer and have me waste my time. I can understand not disclosing an offer that hasn’t been accepted by the seller yet, but blaming a tenant for the difficulty in showing is kind of mean – what if that tenant wants to rent somewhere else in town and the word gets out that she’s a difficult person to have in the house?

All I can say is that this sounds like typical – run of the mill – real estate brokerage shenanigans. Anything is possible including the fact that she could be telling the truth…or not.

That’s almost as earth-shattering a bit of news as Anderson Cooper announcing today saying he’s gay. Shocker (not). Tell me, why its relevant or important for celebs to declare their sexuality??? Who the eff cares?
Chris, glad to have a chance to clarify this for you. This was the tenant and not my decision. I got an email at 8:30 am that “showings are suspended” I had recieved an offer for sale on Friday but only an initial offer which is hardly a done deal . The fact that I reported it today reflects that I am telling the brokerage community. You know me better than that and sometimes you react strongly when you don’t know the facts. You should have called me instead
More fun to rant; besides, I thought I knew a lot of people at GAR “better than that” before they cocked up a criminal complaint against me.
Is it just possible the tenant had just had enough already on a hot Friday afternoon? Not everybody is out to get you, CF.
Then you say, “the tenant doesn’t want to show it this weekend”, you don’t say, “the tenant is driving us crazy and won’t let anyone in”.
Depending on what stage the pending offer was at, say, for instance, offer made but not countered, blocking additional, perhaps higher, offers would not be in the sellers interest and, I would guess since I don’t know, illegal and something you could lose your license over.
I suspect the listing realtor had a pending offer/deal with a buyer who was going through the same realtor or firm. So obviously they want to get both sides of the commish rather than let another realtor in on the action. I watch a lot of real estate reality TV shows and know how they operate.
No no, that is definitely not what happened here – but it often does. I know of one lady who did that years ago to friends of mine, convincing them to accept one bid that was hundreds of thousands of dollars less than a competing bid because they could “trust” her clients. Uh huh – a few years later when I joined this silly racket I was amused to find her teaching a mandatory GAR ethics class. Another “GAR Realtor of the Year” awardee, it served as warning of what exactly I was getting myself into.
Is it possible that either (a) the buyers saw it earlier in the week, but did not call and make an offer until after you phoned (so over the weekend) or (b) the buyer was the tenant…and therefore did not want it to be “shown”?

I’ve driven up to show homes with arranged appointments with the listing broker to find a building inspection going on….wonders never cease…
