59 Londonderry has sold for $1.850 million. I liked this house: good condition, nice yard overlooking the golf course and a pool.

And 6 Meadowbank, Old Greenwich, finally has an accepted offer after three years. It asked $1.699 back in 2009 but it’s a split – level on a grossly undersized lot, so that just wasn’t

going to do it. It finally dropped to $1.350 recently and attracted two offers at least (could have had a third, possibly, from my own clients but we were one day too late). At its new price, it’s no wonder buyers were interested. Split-level or not, the house is in great condition and you can’t beat Meadowbank for a quality location close to the beach. In fact, the house went from being an overpriced blunder to, in my opinion, the best house available in its price range south of the village.

    Not sure if I would say 6 Meadowbank was in “great” condition. The windows were all original and needed replacing. The bathrooms were original, there is covered up water damage in the living room and dining room from the roof that needs to be replaced. The kitchen while decent needs a full renovation. There are exposed pipes in the garage that are not insulated… the list goes on and on. So unless someone is knocking it down there is an easy $200K of improvements that need to happen on that house. The owner at the time was not willing to come off her $1.35 number by much. So at $1.35 plus $200K in improvements you still have a raised ranch on an undersized lot, but on a great street.

    • I never got so far as seeing how far she’d come off her price but given the long history of this sale, what you say doesn’t surprise me. In which case, yeah, $1.6 for this house is going to be steep.

    Greenwich houses have had their fair share of lousy listing photos but none this bad………….yet.

    I had heard the seller rejected two builder offers in the 1.25 range. So I will be curious to see what it sells for.

    • Nah, I’m just using a version that doesn’t disclose owners names etc., which is irrelevant anyway. By the time they decide to fight me on it I’ll have the new idx site up and I’ll be untouchable. Funny thing is is that by refusing to let me show the listing broker, these guys are losing business, not hurting mine. But heck, if that’s the way they want it ….

    Given the selling price of 59 Londonderry, doesn’t 99 (currently on for $1.995) look like a bargain since it’s twice the size?

    • Is 99 that contemporary? If so, it’s got some unconventional features to get past. I happen to really like it, and I love its location on the golf course. Very nice, and now at a hugely reduced price. But it’s untraditional, and that makes for a hard sell in Greenwich. Someone will come along who likes it as much as I do, though, and unlike me, will have the money to act on that.

    There are probably 10 prime streets in old Greenwich of which Meadowbank is one. Dead end to the Sound, walking distance to the beach and village, low taxes and from what I have seen so far nice neighbors….what’s not to like?
