Did you really just cut and paste this from George Crossman’s Blog? Come on dude.. Who are you J. Peterman?
It showed up when I logged onto the GMLS site just now – it’s information generated and disseminated by that organization. If you’ve already seen it on George’s blog then I suggest you save time and not study it again.
Couldn’t a broker just open and close the key box several times to make it look like activity?

I suppose, but if I were the broker of a house that had no showings I’d use that fact to convince the owner to lower the price, rather than doctor the numbers so he’d be comfortable standing pat. But then, I prefer selling houses more than holding hands with a disappointed owner.
Demmerkrat – Brokers are far too lazy to do that, but more importantly, it wouldn’t affect aggregate statistics like these. Seems pretty clear that there are less buyers out there kicking tires…
Seem to be a lot of buyers now – I was busy January and so were many other agents.
I agree with CF.. seems to be lots of buyers lately.. also, seems to be increased traffic on his blog.. and how is that.. well, increased interest in greenwich real estate for sure.. in fact, if you search google for greenwich real estate blogs you usually end up with a few results containing a FWIW story and then read a few entries and start to follow.. not sure if CF keeps track of new and unique users or daily traffic.. but, I would think there is a correlation between real estate activity and blog traffic.. unfortunately, this data is distorted by all the right wing republican mumbo jumbo and pro-gun anti-liberal agenda.. but, that is just an extra bonus to the unsuspecting reader..
Might be more useful if we knew whether 2012 was blue or red……

Notice the greatest number of showings occurs in march and in a previous.post it showed greatest number of open listings in may. Showings are buyer initiated interest and listings are seller initiated interest. This supports your comments to list earlier as buyers are ready and in full force 2 months ahead of sellers.
Take the pearls of free advice from CF and list sooner. You will be glad you did.
