33 Macarthur is sort of “dreamy”, fairly fresh looking (tho’ the furnishings seem a generation removed). i’d need a bigger poorhouse.

MacArthur house will be a nice bump in local values.
Especially if your house around the corner,
In a better location, walk to two schools, is 50% bigger, with a nicer kitchen,
And more than double the garage, and larger yard.
Did I mention this guy paid a lot less too…just a few months ago.

33 MacArthur looks recently renovated, yet its tax assessment is unchanged since 2010. Work done without permits?
No no, this stuff takes a while to catch up
Not in my experience. When I pulled a permit to remodel a kitchen, my assessment went up only months after my CO was issued. I think the tax man should be looking at MLS listings.
Why does havemeyer sell so much higher than nopo around the corner? We have sidewalks and less hills…
I think it’s a function of Havemeyer being further along in the lifecycle of renewing and upgrading a previously modest/outdated housing stock. These cycles are started by owners and spec builders who are often questioned for taking a leap in a questionable area, gain steam as others follow them and reach a tipping point where valuation for the whole neighborhood, even the unrenovated houses, benefits as a result. As more buyers get priced out of Havemeyer many of them will realize your neighborhood is right around the corner and the cycle will start to accelerate. Be patient and there’s no reason why it won’t happen, as long as North Mianus and EMS continue to perform well
NOPO prices are jumping up…
