A contract, by golly!

224 Round Hill Road, which has a house on it but is pretty much selling as 4 acres of nice land next door to Sabine Farm, has gone to contract today. Asking price of $3.99 million, it is not true, as rumored, that Walt and Monica are downsizing from 175 and pitching a tent here. Someone else is the buyer. Still, a contract’s a contract – nice to know a buyer was out there.

    Perhaps more liquidity for decent land, as opposed to spec houses w/dubious land and/or build quality?

    Often a “clean sheet of paper” build process is ultimately a better value than any damaged good “on sale”

    Fresh land and services of competent architects/builders are also “on sale” in a deflationary cycle

I took a look at this one last fall on my way from the Round Hill Volunteer Fire Dep’t. open house (best cheeseburgers in Town, and for free!) on my way to the RTM’s 75th anniversary party (should have stayed with the firemen). It was one of the most depressing houses I’ve seen in this Town (well the IRS fire sale one will always be tops in that category, I suspect), with absolutely no redeeming features whatsoever except those four acres you mention. I’d be very surprised if it went anywhere near the asking price. And what was the assessment, BTW?

      I’d offer $2.5 for a building lot on Round Hill but I’m cheap. Maybe they went as high as $3?

    Assessed value (70% of market: $3.181 million, so what’s market, $4.45 mil? Something like that. As I said, there are going to be some interesting tax appeals in the coming months and years.
