Here we have a 1949 house on River Road in Cos Cob, close to the harbor and I-95 and renovated in 2001 to include an “oversize grotto-like shower on the second floor”. (The listing agent must find that description more appealing than I do). In any event, after its renovation in ’01, it was put up for sale for $695 in May of ’02, raised to $775 a month later, dropped back to $695 a month after that and eventually expired unsold. In March, 2004, the owner tried again, this time asking $819,000 but alas, was no more successful than before. No doubt figuring that the third time is the charm, he’s back today, asking$1.095 million – no mention of any improvements since 2001 so I assume that we now have an eight-year – old renovation project that is essentially the same house that failed to sell at $695,000. Well we all have to do what we have to do, I suppose, but I note that the assessed value of this place is just a little over $600,000.
