    What happens if somebody doesn’t pay their property taxes for a couple of years? Can the town foreclose on the house? Where would the tax claim rank in priority compared to the first lien mortgage?

  3. One of my life-long friends got in deep financial trouble and applied for loan modification for her house in Virginia. She succeeded, but ONLY because she was diligent, persistent, and demanded answers when she didn’t hear back. Even though she has a full-time job, she would say keeping this process moving was a second full-time job. I believe it took nearly two years. I felt privileged she shared her story with me as even best friends don’t like to talk about money – especially when there is trouble. I’m glad for her she had a happy ending and commiserate with people who wade through the onerous process and get nowhere fast.

    OT: Did you read that Dandy Don Meredith died today? He was always one of my favorites on Monday Night Football.
