On the advice of my reader

The GMLS is just about totally inactive today – nothing to report or comment on and so I’m shutting down and heading out to enjoy this beautiful day before I annoy anyone else (and yes, I’ve just been bored and trying to stir things up). I do hope today is not a harbinger of what the summer traffic will be like.

February contract, closed today

123 Zaccheus Mead

Went nowhere when it asked $7.250 back in ’08 but when it came back on this year at $5.2, it found a buyer in just two days. Closed today at $4.8 million.

In case you hadn’t noticed

Absolutely nothing going on in terms of reported real estate activity. I’m working short sales.

So, what’s a “fringe” neighborhood in Greenwich?

Greenwich has a couple of sweet spots: south of the Merritt, Riversville Road (maybe) to the west, Stanwich to the east and north of the Post Road. South of the Post Road, you have to get past I-95 before you hit good stuff again. Riverside, south of I-95 and preferably, south of Riverside Avenue. Old Greenwich, south of the Village. Any property outside of these areas is, in my humble opinion, in a “fringe neighborhood – not that there aren’t nice houses out there, but you won’t find the highest prices.

Hang onto your wallet

Senate vote to kill ethanol subsidies falls twenty votes short. Democrats, Farm state republicans continue the fraud. Forty percent of the corn crop now goes to this useless product.
