New Construction in central Greenwich

19 Angus Lane, 1.9 acres in the RA-1 zone. $5.295 million, which doesn’t seem out of line with recent new construction sales.

Is Angus a good street? I don’t think people see it the same way they see Calhoun. I haven’t seen this one yet but I don’t believe it can have a full basement because of the ledge.

  2. Please explain to me the rationale behind posting a new listing with one photo. They want us to read the long and detailed description of the interior but don’t bother to take the time to snap ten photos?? Doink. Right out of the gate I’d give this broker a zero. It’s noon on Monday and all weekend was pretty so you tell me what excuse might be plausible for this stupidity?

This builder bought the land for $1.4 million end of 2010. My guess is that it will sell in the mid $4.

Chris, true but high speed drills are very expensive and that eats away from profit. Also keep in mind the proximity of wetlands to the location of the house.

    • Don’t know from wetlands but a builder/client/friend of mine used a high speed driller (New England Drilling? Something like that) to dig out two 10′ basements in ledge here on Riverside Avenue in 2008 and told me that it came in 25% cheaper than the older blast’em to smithereens technique. I stand ready to be corrected,of course – in no way do I [retend to be a construction expert, but that’s what I was told.

    Angus….named after the famous Colonel

No. Named after the angus cow. It used to be a farm down there.

I’m assumed the builder was high on oxycodone when he decided to build this lackluster, unproportional mess. What happened to classic, beautiful home design? I guess this builder forgot about it when trying to make a quick buck by vomiting wood, cement, asphalt and paint onto this piece of land. Dear builder: please bury yourself alive.
