6 Lita Drive, lower North Street, is an uninhabitable cottage on .3 of an acre in the R-20 zone, which means it is allowed a house no larger than 3,000 sq. ft. The tiny lot it sits on sucks. It came on the market at $1.395 million a few days ago and has received four, perhaps five bids, the highest of which is said to be around $1.3 million.

The buyer better hope this isn’t one of the addresses being reassigned to Parkway.

    Wow! There really IS a resurgent Greenwich R.E. market. Who knew?

    You can walk to town from the Lita house if you like to walk. The next street on that side of North Street is not walkable – it is much farther away. I think that this much acreage compares favorably to being downtown – more land and more FAR than much of downtown. At least one house on Lita has been mansionized, and so goes the neighborhood.

    • Maybe. I agree that Lita’s a nice street, but what’s top value of a 3,000 sq. Ft. House there, $2.250? $2.5? If you pay $1.3 for the land, it’s hard (for me) to see how you come out whole here.Five other people obviously disagree.
