414 Stanwich finally has a contract. Its final asking price was $1.525 million. Owners paid $2.1 million for it in 2003 but didn’t seem to do much to it in the way of maintenance since, and it showed. Not a terrible house but quirky layout (it was added on to over the years without benefit of a master design, so far as I could tell). $1.5ish is probably not a bad price.

70 Baldwin Farms South still can’t find a buyer and has cut its price to $2.295. It sold for $2.2 million in 2002, tried without success for $2.495 in 2006 and went off the market, only to return this year.

    You never get a second chance to make a 1st Impression.
    That entry hall in Baldwin is shocking…especially in a White clapboard colonial. I think a coat of white paint would have a positive effect.
    Great $2.2 value. Not everyone can afford a Mariani Georgian.

  2. How are builders not scooping up Baldwin Farms? If done right, new homes can fetch the 4-7mm range, so 2mm for land seems cheap, no?
