Riverside waterfront keeps selling

4 Pilot Rock LaneLatest is Ann Simpson’s listing at 4 Pilot Rock Lane in Harbor Point. One acre, direct waterfront, $5.495, September listing. People with the money to build what they want seem to be perfectly willing to pay what’s necessary to get the land they want. This asking price is right in line with what similar Riverside waterfront acres have been going for during the past five years, so while there may not have been huge appreciation during that period, neither have prices dropped.

    To the untrained eye it looks like Ground Zero for the next major storm.

    Old picture shows the pier that was washed away and is now in process of being replaced. I wonder who pays the assessment on that, current owner or future owner?

    Really nice piece of land, great views and “high and dry”. So important these days, especially with new FEMA regs. No doubt that OG has been hit much harder than Riverside by the new rules regarding building elevations.

    Regarding building elevations in OG, I hear that the Greenwich Point Conservancy project at Tod’s (north concession building) is going forward, and it sounds like it should be really great. Someone forwarded me this link which describes the project:
