44 Brookridge reports a contract, asking price $4.995. This time it sold quickly. It started at $6.9 million in 2008 and failed to sell and it’s been on and off the market, rented and vacant, since then, at ever lower prices. Last June it expired still asking $5.9 million. Keep lopping off those millions til you get it right, I say.

    The recent ask of $4.95mm suggests that it is likely trading with a $4 handle. Very nice buy.

    This house was rented for a while. There’s no room for a pool and the backyard is small and backs up against a hill. Nonetheless, it’s got very nice space and seemingly good construction and location.
