18 Tomney Rd., $1.465 million. Sold for $1.295 in 2003. Perhaps the house being on such a tilt hurt its value.

33 Alpine Road, $3.2 million. Perfectly nice, renovated home, but I think top dollar for this aging house has been met. We’ll see what the next sale fetches.

1 Sylvan Lane

1 Sylvan Lane

One Sylvan Lane, Old Greenwich, $1.835 million. This sold for $1.750 in 2003, was offered for sale at $2.5ish in 2007 after extensive renovations but ended up selling for just $1.620  in 2010. This current sale would, after the cost of those renovations, bring it just about back to 2003 levels.

    The tilt and any other distortions could have been taken out of the picture in a matter of minutes using the lens distortion feature in Photoshop. But when you stand to gain or lose hundreds of thousands of dollars, who needs professionals.

    Despite whatever renovations might have taken place on Sylvan Lane, I thought the interior pretty dumpy and depressing.

    Charming house on one of the nicest streets in Old Greenwich. What’s not to like?
