Does maple suggest material appreciation of town? Sold for 4.6 top of the market and town assessment 3.9 (100%).
The town assessments are so all-over the place that I wouldn’t try to calculate a broad trend from a single sale. District wide, sure – Riverside’s up, Back Country’s down, but house-by-house, who knows?
I think in town is experiencing a mania, like Riverside. Look at recent sales on Patterson and Maher Avenue. 107 Patterson, 65 Patterson, 39 Patterson, 25 Maher Avenue, 4 Maher Court.
Like the “mania” of sending your kids to private school, which 25% of families with school-age kids are doing. I know a few of these were bought by GA/Brunswick families and imagine the others could have been too.
Demand for private schools around here has been pretty consistent over the years. Real estate trends are more variable.
