3 Hekma Road, $13.8 million. This was, I think, a spec house, built by a Russian and listed while still under construction for $14 million back in 2007. It didn’t sell so it sat, unfinished, for quite a while. I had a client interested in it but the owner told us he was selling it to another Russian friend who would finish it and, in January, 2011, he did sell it, for $5.9 million. Zillow says it was back on the market this year from April to August, at $13.8, but that doesn’t show up on the MLS records. Either way, it’s back now. Lovely house, as I recall, even in its unfinished state back in 2010.

A NYC visitor drops in on 212 Shore Road

212 Shore Road, Old Greenwich, has sold for $3.825 million. It sold for $3.535 in 2005 and again, to these buyers, for $4.975 in 2006. They’ve been trying to unload it since, starting at $5.695 in 2007 and dropping, in between rentals, until now.

Next time you tour Tod’s Point after a storm, look for the rocks piled up across Tod’s Driftway: most of them will have been torn up and tossed across the street from this property.

An intoxicated Tyler Sullivan, 26, believed he was entering his mother’s apartment, which was in the same complex, according to authorities. The shocked and alarmed resident called 911.

“The caller said that he rolled over saw that it was not his wife,” according to the police report obtained by the Hartford Courant.

The drunk intruder was told to leave the apartment in Clinton, Conn., but refused. He was still there when cops arrived.

10 Newton Street

10 Newton Street (Glen Avon, really) is down to $2.450 million. Owners paid $2.590 for it in 2007 (it sold for $1.475 in 2002, but was “improved”), and started off this listing at $2.895 in July, 2013. I like this house, and would happily put up with its flood zone issues and the railroad bridge nearby but, so far, buyers don’t agree.

Our municipalities have used this method for decades when budgeting for pension obligations. For our state and federal governments, it’s called the “Standard American Method.
