56 Clapboard Ridge Road reports a contract. Last asking price was $9 million, it started off five years ago at $12. My advice is, if you want to sell your house, and the market tells you that you’ve overpriced it, don’t dilly-dally for five years, wringing your hands. Suck it up, and do the smart thing.

41 S. Baldwin, $3.4 million. Nice house, great land, but its 2013 price of $4.995 million was, er, rather aggressive.

There are a couple of new listings with prices that strike me as insane, but I try my best to let the market speak, by its silence, before I blast those, so we’ll cast a benevolent eye over them and discuss houses that have gone to contract, like 8 Potter Drive, an 0.18 act lot next to the Old Greenwich Tennis Academy, priced at $1.399 million. It’s in the R-7 zone, so I imagine someone can build a large house here, but my goodness.
