38 Parsonage Road
38 Parsonage Road, which sold new for $9.950 million in 2006 after just 17 days, has been for sale again since 2008, when it started at $11.950 million, and dropped slowly since: today it was cut to $9.150. It probably hasn’t helped that the owners stuck to that $11.950 p[rice from 2008 to 2010 without dropping it a penny, and kept it at $10.950 for another three years, 2011-2013, before finally beginning to accept the reality of the market place. It’s funny how so many financial types, who spend their days, even their careers anticipating and reacting to the market, completely lose their minds when it comes to selling their personal residence, as though that same market couldn’t possibly apply to them.
UPDATE: In fact, the owner is a real estate attorney here in town. I suppose there’s some irony there.
As a further aside, I see that this property was sold to the developer by The Nature Conservancy back in 2002, for $2.3 million +. It also strikes me as ironic that a land conservation group would sell off a parcel (presumably donated to it for preservation) to a developer.

37Calhoun Drive
37 Calhoun Drive failed to sell for $10.950 million in 2010, so the owners did further renovations and brought it back on the market in 2014 at $11.950. It’s taken awhile – maybe they’re friends with the owners of 38 Parsonage? – but today it’s yours for $7.950.

398 Stanwich Road
398 Stanwich Road sold new in 2004 for $5.550 million, having spent just 14 days on the market. The buyers added some stuff and put it back up for sale in 2008 at $6.345, but finally sold it for just $5.350 480 days later, in 2010. Those buyers; the current owners, priced it at 5.695 million in 2012 and today, 1,290 days later, it’s down to $4.995. million.

Janet Court’s price is shocking to me. I sold a comparably-sized house in Chappaqua for $475K–and mine had much nicer finishes (no paneling, solid plaster walls, oak floors) and a larger yard. Go figure.

But in Chappaqua you get Bubba and The Beast. That’s got to be worth something.

Calhoun is stunning – I agree. It’s very close to Central Greenwich, quiet – great location. Glenville is great but Calhoun is not that close to it – it’s close to town.
