Yesterday saw Stillman Rockefeller’s place go for $23 million so don’t think that everyone has lost all his money these days but for the most part, we’re seeing small sales. 30 Robertson Lane (Cos Cob near Dunkin Donuts) was listed for $1.265 a year ago last March and sold yesterday for $869,000. 22 Sundance, also Cos Cob, tried $1.895 in 2005 and kept at it for four years until they sold it for $1.230 July 1st. Tax value is just $723,000, but that didn’t pick up a 2007 “renovation” (removed the above-ground pool, probably).

The above-ground pool was leaking into the first floor rooms, so the Russian tenant used the house as a swimming pool..

Sounds like a very successful flip in a very difficult market. The speculator paid $13 million two years ago and got $23 million today.
In fact, Inagua, while I’m sure he made money, he poured a ton of money into this house. It was built like Rockefeller Center, appropriately enough, since it was built by the same family at the same time, but needed everything new after nearly 80 years. The buyer did that, makig it brand new while retaining all of the buidlings grace and charm. It was the hit of the day when some pretty jaded brokers toured it and if he made money , God bless him, because he did a beautiful job.
